The building is of masonry construction and includes three floors in the front and an additional mezzanine floor in the rear of the building. The building is served by elevators in the front and rear along with well-lit stair access. The footprint of the building is approximately 6,500 square feet with approximately 4,400-5,400 usable feet per floor and 2,000 square feet of usable space on the mezzanine. There is a separate 1,500 square foot retail store front (8 West) which is part of the overall buidling. top^ Date of Occupancy Occupancy is available immediately. top^ Lease Term We work with our tenants to develop the most mutually beneficial lease terms and provisions possible. Our goal is to build a “family” of long-term satisfied tenants. top^ Electricity/Utilities As utilities are included in the rental cost calculations, no additional utility charges are levied against our tenants. top^ Hours of Service Two West normal business and service hours are from 7:30 AM to 5:30 PM each weekday. The building is open during all normal workdays during the year. All tenants at Two West have access to the building 24 hours per day, 365 days per year. top^ Parking Substantial client parking is available in the State Street lot directly behind the Two West building (2 hours free). Additional metered spaces are available. Permit parking is available for tenant staff at reasonable rates for the State Street lot and several other nearby City lots. top^ ADA All Two West space is ADA accessible in both the front and rear of the building through modern elevators. Tenant improvements and renovations will be ADA approved. The philosophy of Two West is to renovate to ADA and maintain an aggressive plan to work for full ADA compliance. top^ HVAC Two West is heated by a Weil/McNeil 1.4mm BTU/HR gas-fired boiler which heats water to coils. A sophisticated series of independently controlled Trane air conditioners blows air over the coils of hot water providing warm air. The boiler was replaced in 1987 and uses current technology ignition and fuel efficient firing. The four air handlers are mid-1970's and have been maintained and updated throughout that time. The third floor space is controlled by two Trance Single- Zone air handlers with independent air conditioner units and controls. Air conditioning is accomplished through the use of new (1995) multiple roof-mounted air conditioning condensers providing cool water to coils for cool air generation in warm weather. Outside air intake sensors control the use of outside air in heating and cooling the building. Controls are Barber-Coleman controls installed by Havel Brothers and maintained locally by Smith Hammond. top^ |
